🏙️ New Karlovasi, Samos – The Administrative, Commercial and University Centre of Western Samos

New Karlovasi is the modern administrative and commercial centre of Karlovasi, the largest town in western Samos. It extends around the central square, the Town Hall, the main shopping streets and several important educational and public buildings.

Karlovasi does not have a single compact historic centre. The town consists of five areas, each with its own character:

✅ Middle Karlovasi
✅ Old Karlovasi
✅ Ormos, also known as Riva
✅ The Port of Karlovasi

New Karlovasi now functions as the centre of this extensive urban area. Municipal services, shops, banks, restaurants, schools, university facilities and many of the everyday services used throughout western Samos are concentrated here.

📍 Location and urban environment

New Karlovasi is located in northwestern Samos, at a low altitude, between Middle Karlovasi, Ormos and the flat areas extending towards the eastern entrance of the town.

Unlike Old and Middle Karlovasi, which developed on higher ground, New Karlovasi has a flatter and more urban layout. Its built environment consists of shopping streets, small squares, residential neighbourhoods, neoclassical buildings and more recent apartment blocks.

The central square is the main point of reference. Most everyday journeys can be made on foot from here, as shops, services, cafés and public buildings are located within relatively short distances.

🏛️ Administrative identity

New Karlovasi is the administrative seat of the Municipality of Western Samos. The municipality belongs to the Regional Unit of Samos in the North Aegean Region and includes the Municipal Units of Karlovasia and Marathokampos.

The Municipal Community of Karlovasia officially includes the following settlements:

✅ Potami
✅ Sakkoulaiika
✅ Sourides
✅ Monastery of Prophet Elijah

The official administrative name of the main settlement remains “Neon Karlovasion”, while the names “Karlovasi” and “New Karlovasi” are used in everyday language.

🧩 New Karlovasi and the unified town

Present-day Karlovasi developed through the gradual administrative and urban unification of several separate settlement centres.

In 1918, New Karlovasi was officially recognised as the administrative seat of the Community of New Karlovasi. In 1952, it was separated and designated as the seat of the newly established Community of Karlovasia. In 1961, Middle Karlovasi, Old Karlovasi, the Port of Karlovasi and the Monastery of Saint John the Theologian were administratively incorporated into the settlement.

This means that the official settlement of “Neon Karlovasion” now covers a large part of the wider urban area of Karlovasi. The older place names, however, are still widely used by residents and identify different historic and architectural sections of the town.

📜 Foundation and historical development

New Karlovasi was not created during the 20th century. Its development is connected with the resettlement of Samos from the 16th century onwards and the gradual arrival of families from Chios, Ikaria, Naxos and other regions.

Families from Chios with Samian ancestry settled in both Old and New Karlovasi, particularly in the neighbourhood now known as Agia Matrona. Over time, districts developed whose names reflected the origins of their residents, including Kariotika and Axotologi.

During the 18th and 19th centuries, New Karlovasi developed as a centre of trade, education and residence for prosperous families. The economic growth of the wider Karlovasi area supported the construction of schools, churches, mansions and public buildings.

📝 The name Karlovasi

Different interpretations have been proposed regarding the origin of the name “Karlovasi”.

The best-known theory connects it with the Turkish words “karlı ova”, meaning “snow-covered plain”. Another historical interpretation associates the name with an older local place name or watercourse.

Neither explanation is considered conclusively proven. It is therefore more accurate to present the etymology as a historical interpretation rather than an established fact.

🏫 The Porfyriada School

The educational tradition of New Karlovasi is closely associated with the Porfyriada School, founded in 1784 by the scholar Porfyrios Zampetis.

The school became one of the most important educational institutions on Samos. Among its students was Logothetis Lykourgos, who later became the leader of the Samian Revolution of 1821.

Following the union of Samos with Greece, the institution was renamed the Public Commercial School and later the Economic High School. The historic Porfyriada collection includes books on philosophy, commerce, natural sciences, mathematics and ecclesiastical literature.

🏛️ The central square and Town Hall

The central square is the heart of New Karlovasi. It includes paved areas, seating, greenery and a fountain, while cafés, restaurants and commercial businesses operate around it.

On one side of the square stands the Town Hall, a distinctive public building with neoclassical references, a symmetrical façade, columns and light-coloured exterior surfaces.

The square is used for everyday meetings, walks, cultural events, municipal ceremonies and seasonal celebrations. It becomes livelier during the afternoon and evening, as well as throughout the university academic year.

🏘️ Architecture and urban character

The architecture of New Karlovasi reflects its transition from a traditional Samian settlement into a small urban and commercial centre.

Older neighbourhoods preserve houses featuring:

✅ Wooden doors and windows
✅ External staircases
✅ Projecting upper-floor enclosed balconies
✅ Arched openings and stone door surrounds
✅ Iron balconies

At the same time, the economic growth of the 19th and early 20th centuries led to the construction of neoclassical and eclectic residences. Wealthy merchant and industrial families adopted architectural influences from major urban centres of the eastern Mediterranean and Europe.

⛪ The Church of the Dormition of the Virgin Mary

The Metropolitan Church of the Dormition of the Virgin Mary is located near the central square and is one of the most important landmarks of New Karlovasi.

Its large dome and bell tower are visible from many parts of the centre and contribute significantly to the characteristic appearance of the square.

The church suffered serious damage during the earthquake of 30 October 2020. Its restoration project was designed to preserve the architectural character, painted decoration and historic features of the building. Restoration work entered its implementation phase during the summer of 2026.

⛪ The historic Church of Agia Matrona

The Church of Agia Matrona is situated in one of the oldest neighbourhoods of New Karlovasi.

The area is associated with the settlement of Chios-Samian families, while the present church was completed around the middle of the 19th century. According to local tradition, the residents from Chios brought with them an icon and a sacred relic of Saint Matrona.

The church and its surrounding neighbourhood form an important part of the older settlement centre and reflect the close historical relationship between western Samos, Chios and the coast of Asia Minor.

📚 The Hatzigiannio building

The Hatzigiannio is one of the most important neoclassical buildings in New Karlovasi and now houses the Samos Branch of the University of the Aegean Library.

Its foundation stone was laid in 1902, and the building was completed in 1905 with funding from Ioannis Hatzigiannis, an industrialist and political figure of the Principality of Samos. It was originally constructed to house the girls’ school of Karlovasi and was named Hatzigiannio in honour of its benefactor.

In 1989, the Municipality of Karlovasia transferred the building to the University of the Aegean. It was subsequently restored and adapted for use as a library. Its collections include books from the historic Porfyriada School and other rare educational material.

🎓 The University of the Aegean

The presence of the University of the Aegean has had a major influence on contemporary life in Karlovasi.

University activity on Samos began in 1987 with the establishment of the Department of Mathematics. Today, the town hosts the School of Sciences, whose academic facilities are housed in neoclassical, restored and modern buildings.

Students contribute significantly to the activity of shops, restaurants, rental housing and cultural venues. During the academic year, New Karlovasi develops a younger and more multicultural atmosphere.

🏭 Connection with the industrial history of Karlovasi

The industrial history of Karlovasi is mainly associated with Ormos, also known as Riva, rather than with the central square of New Karlovasi.

During the late 19th and early 20th centuries, the tanneries of Ormos transformed Karlovasi into an important industrial and export centre. The wealth created by leather processing and exports contributed to the emergence of a powerful urban social class.

Industrialists and merchants financed schools, churches, public works and impressive residences. Therefore, although the factories were situated in Ormos, their economic influence directly shaped the architectural and social development of New Karlovasi.

🛍️ Commercial life and everyday services

New Karlovasi is the main commercial centre of western Samos.

The streets surrounding the square contain food shops, clothing stores, technology and household equipment businesses, professional offices, pharmacies, banks, cafés and restaurants.

Municipal services, Citizen Service Centres, schools, medical practices and businesses serving both town residents and the villages of western Samos are also located in the wider area.

The local market operates throughout the year and does not depend exclusively on the tourism season.

🎭 Culture and social life

New Karlovasi hosts municipal, university and cultural events, exhibitions, music evenings, presentations and local celebrations.

The central square and municipal venues are used for public gatherings and outdoor activities, while the university organises conferences, lectures and events that are also open to the local community.

Social life changes according to the season. During summer, it is strengthened by visitors and people returning to the island, while from autumn to spring the student community plays a particularly important role.

🚶 Visitor experience

A walk can begin at the central square and Town Hall. From there, you can continue towards the Church of the Dormition of the Virgin Mary and explore the surrounding shopping streets.

It is then worth visiting the Hatzigiannio building, observing the older houses and continuing towards the neighbourhood of Agia Matrona.

A basic exploration of the centre takes approximately 1–1.5 hours. With time for coffee, a meal or a visit to a university or cultural venue, the stay can last several hours.

New Karlovasi can also serve as a starting point for separate visits to Middle and Old Karlovasi, the tanneries of Ormos, the Port of Karlovasi and the Potami area.

Spring: A suitable season for walking, photography and combining the town with excursions into the surrounding countryside.

Summer: The shops and restaurants become livelier, particularly during the afternoon and evening.

Autumn and winter: The period when the university and everyday local character of the town are most noticeable.

Afternoon and evening: The best times for walking around the square, having coffee or a meal and experiencing the social life of the centre.

New Karlovasi is connected by road with Samos Town through the northern coastal route and with Pythagoreio and the airport through the island’s central road network.

It is located approximately:
